How to rent a property in Costa Rica.

The rent of a house or a commercial establishment in Costa Rica is regulated by its own specif law that indicates the minium conditions and terms that a lease contract must have to be valid in Costa Rica.

The lease contract must indicate the complete information of the parties, the identification of the property, the use that the property will have, the conditions of the premises, the inventory list if applicable, the term of the rent, the rent price an way of payment, security deposit for repairs, and the general obligations and conditions that the parties agreed upon. 

In case of default of the tenant, the landlord might proceed with an evition process in the corresponding court of law. My advice is to hire an attorney to prepare the  lease contract for the parties, in order to respect the regulations for these transactions and to cleary record the terms negotiated by the parties.
